The heating and cooling system is a vital part of your house as it maintains heating during the cold winters and cooling on those hot summer days. Making sure that the heating and cooling system of your house works properly and efficiently, significantly reduces your electric bill.
Heating System:
Proper functionality of the heating system is of great importance, especially in the cold Canadian winters.

This part of the home inspection includes the observation of permanently installed heating equipment and its automatic safety controls. In the course of the inspection, YG Home Inspection Services will inspect the exterior of the chimneys, flues and vents.

Different types of heating systems have different heat distributions and different energy sources which will be verified accordingly. In case of a forced air system, our home inspector will check the fan, ducts, registers and air filters. If a forced hot water system is installed, we will check the circulation pumps, piping and radiators. If oil is the source of energy, we will verify location, year of manufacturing and proper supports of the fuel tank. Our home inspector also look for any oil leaks. If gas is the heat energy source, we inspect the solid installation of the gas lines and the shut off valve. For both systems, we also look at the condition, age, capacity (BTU) and electrical wiring of the furnace.

For old systems, we look for any traces of asbestos insulation. If there is a humidifier is installed, its condition and proper functionality will be looked at as well. Our home inspector will make sure that each habitable room has at least one permanently installed heat source.

Auxiliary heat sources such as a fireplaces or a wood stoves will also be included in the home inspection.

Cooling System:
Inspection of the central cooling system (Heat Pump/AC) includes the observation of the energy source, cooling equipment type, location and proper drainage installation. All of the observations made will be described in detail in the inspection report. If any defects are found, their severity and implications will be provided and further recommendations regarding the timeframe needed for their repair will also be included.
